Your New Role:
Reporting to the Business Unit Leader, the Project Manager, has overall accountability for managing assigned projects from Estimate to Closure including but not limited to safety, schedule, cost management, change management, quality control, sub-contractor management, project documentation and shop drawings. The Project Manager is accountable for decision making on assigned projects relative to profit and schedule and is expected to operate with a high degree of independence.
Specific Duties & Responsibilities:
While the project manager is responsible for a multitude of duties, the main functions include:
- Ensures compliance with all Sullivan policies and procedures.
- Interfaces with clients to discuss future work opportunities that support new work.
- Completes budget estimates for clients on potential future work to assist with business plan development.
- Works with the Estimating division when required to assist in project estimates and tender responses to secure new work.
- Acts as a single point of contact for all dealings with project Owners and consultants.
- Attends various project meetings including mark-up, kick-off, monthly cost reviews, design meetings and project progress.
- Works with the design and project team to ensure the project in constructed as per design, budget, quality, and schedule.
- Participates in the negotiation and issue of subtrade contracts, revisions, and purchase orders.
- Ensures purchase orders are signed and returned by the subtrade, along with ensuring that the proper insurance is in place, and WSIB is up to date.
- Assembles required project documentation to facilitate or assist with obtaining permits, licenses, procurement of supplies and/or trades, bonds, insurances, construction drawings, and commissioning.
- Manages all procurement processes such as developing tender documents and scope of work, tender openings, subtrade startup meetings, and ensuring all required forms have been submitted.
- Understands project organizational structure.
- Works with the Superintendent(s) at the start of each project to review project scope, finances, methodology, construction drawings and specifications.
- Works with the Superintendents(s) to determine and manage resource requirements from project start to finish with attention to budgetary limitations.
- Identifies and manages risks and opportunities on assigned projects.
- Updates the risk management template and mitigates all risks associated with their assigned projects.
- Manages and maintains job-related correspondence on project performance.
- Maintains working relationships and communications with the project Owners, consultants, subtrades, and project team.
- Maintains all project financials such as project budgets, cost coding, cost forecasting, subtrades and supplier invoices, change management, risk registry, conciliation of subtrade contracts, and financial close.
- Coordinates with the Finance team regarding project financials, payments, and issues with payment.
- Leads and maintains meeting minutes of regular project progress and distributes to internal stakeholders as required.
- Provides performance reports on status of safety, cost forecast, and schedule to proactively address deviations to internal stakeholders.
- Ensures proper distribution of project change information and that project site personnel are provided with the most current information and required documents.
- Provides work direction and mentorship to junior level Sullivan personnel on assigned projects.
- Supports the Superintendent with dispute resolution.
- Manages all changes to the work.
- Participates in the development of, maintenance and adherence to project schedules including the overall schedule and required “look ahead” schedules.
- Completes and submits monthly project reports to management the Business Unit Leader and/or the Project Director.
- Understands contract documents and resolves disputes relating to negotiation of change orders, communication with project Owners, subtrades and internal stakeholders.
- Monitors supplier and subtrade performance throughout the project.
- Works with the Project Coordinator and Project Administrator to request and coordinate project close-out documentation including warranties, as-built drawings, operations, and maintenance manuals.
- Completes all tasks of a Project Coordinator and/or Project Administrator when required if assigned to a project without the various levels of support staff.
- Performs other duties as required to support the overall success and profitability of Sullivan.
Health, Safety, and Environmental
- Leads with the highest standard of procedural safety and regulatory compliance and is responsible for all safety aspects on their assigned projects.
- Develops and implements a project safety plan for each assigned project in collaboration with the Construction Health & Safety Officer and site Superintendent.
- Adheres to all safety procedures and regulatory compliance.
- Communicates and enforces safety standards in conjunction with the Director, Health, Safety, and Environmental Officer
Quality
- Develops and implements a quality management plan for each assigned project as required by the quality management program and/or the project requirements.
- Ensures quality of product produced and addresses client concerns and construction deficiencies.
- Completes subtrade evaluations as required by the quality management program.
- Reports on customer satisfaction as required by the quality management system.
- Adheres to all Sullivan standard processes and procedures established.
- Ensures the quality of product produced reflects the Sullivan quality standards core values.
What you will need to succeed:
- Experience as a Project Manager, or a similar role, in managing construction-related projects is considered an asset. We are looking for Project Managers at all levels.
- A university degree in business administration or civil engineering, or a college diploma in construction technology combined with applicable experience in the construction industry, including experience as a construction supervisor, field superintendent, project administrator, or project coordinator.
- Project Management Professional (PMP), Certified Associate in Project Management (CAPM), or comparable certification is an asset.
- Must have or be able to obtain and maintain a Secret Level Government clearance.
Your skills:
- Is thoroughly familiar with project management concepts and processes.
- Has good knowledge of project management software such as MS Project.
- Effective problem-solving and decision-making skills.
- Ability to work collaboratively with a team environment.
- Excellent organizational and time management skills.
- Able to multi-task and manage time effectively.
- Strong oral and written communication sills, including listening skills.
- Highly motivated and results oriented.

Travel Requirements
- The Project Manager will be required to travel to the Sullivan satellite offices and work sites as required.
